Developers Gear Up For Big Deals In Tysons Corner

Work on the Silver Line has been underway for years, but Tysons Corner is about to start reaping the benefits of the new Metrorail project.

Real estate developers are talking about grand plans to turn Tysons Corner into a modern city where people can live, work, and play. But those plans would not be possible without the Silver Line to Dulles Airport.

The vision for Tysons Corner imagines taking the area from 17,000 residents to 100,000 and from 100,000 daily workers to 200,000. There will also be high-rise condos with ground floor shopping centers and plazas with farmers markets and concerts. 

It will also be home to four new Silver Line Metro Stations starting at the end of next year.

Aaron Georgelas is a partner in the Georgelas Group, a development firm that owns 26 acres near the Tysons West Metro stop. After this week's Fairfax County Board approval of a $2.3 billion in transportation grid improvements in Tysons, Georgelas is looking forward to building a walkable community.

Georgelas sees big opportunities in the residential development area. 

"Right now we have roughly 17,000 residents in Tysons Corner and we have close to 30 million square feet office," he says. "Any other Metropoltan area that has that much office would have more along the lines of 100,000 residential units."

The Silver Line will carry more than 90,000 passengers a day, keeping those people's cars off Tysons' streets, Georgelas adds.
